Huge Crawl Space Transformation: Encapsulation at US Pony Club, Lexington, KY
Challenge
The US Pony Club National Office in Lexington, KY, contacted us to address chronic moisture issues in their crawl space. The area spanned over 7,336 sq ft, with crawl space walls just two feet high and the lowest point only 16 inches, making access extremely tight.
The crawl space had standing water risks, high humidity, and organic debris, and the existing insulation had degraded, leaving the structure vulnerable to moisture damage, mold, and pest intrusion. The goal was to create a fully encapsulated, dry, and energy-efficient crawl space to protect the building and improve indoor air quality.
Solution
We designed a full crawl space encapsulation system, tailored to the challenging dimensions and moisture concerns:

Water Management & Pumping:

Installed two SmartSump pump systems with liners, cast iron pumps, airtight lids with floor drains, and WaterWatch alarm systems.

Installed IceGuard to prevent flooding from frozen or clogged discharge lines.

Added a LawnScape outlet at the end of the discharge line and 396 linear feet of perforated drains for optimal water drainage.

Crawl Space Preparation:

Removed all organic material and old insulation (792 sq ft of degraded material).

Wrapped the bottoms of all piers.

Installed drainage matting across the entire 7,336 sq ft floor to ensure consistent water movement before encapsulation.

Encapsulation & Insulation:

Installed CleanSpace vapor barrier over the matting.
-
Applied SilverGlo high-performance graphite insulation over the porous block walls.

Installed vent covers and Everlast doors to seal air leaks completely.

Climate Control:

Installed two SaniDry Sedona dehumidifiers to maintain low humidity and prevent mold growth in the newly sealed space.

Results

The crawl space is now fully encapsulated and dry, even in the tightest areas with just 16 inches of clearance.

Advanced water management systems, (SmartSump, IceGuard, perforated drains, drainage matting) protect against standing water and potential floods.

High-performance insulation and vapor barrier improve energy efficiency and air quality.

The project also included vent sealing and an EverLast Door, creating a safe, low-maintenance, and professional-looking crawl space.
This project demonstrates our ability to handle large, complex crawl spaces, combining advanced moisture control, insulation, and structural protection to safeguard the building for years to come. This project was done by a crew of three across the span of 7 days.
