This crawl space in Campbellsville, Kentucky, was in a dire need of repair. 33 linear feet of the sill plate had rotted away, as well as 33 linear feet of the bandboard/rim joist. This was of course due to prolonged exposure to moisture on the southwest side of the home. The area of the damage is important to note, as most weather storms in Campbellsville, KY, come up from the southwest direction. We then showed them the picture of the sagging main beam, the exact location underneath their living room. As it turns out, the main beam had disconnected from the beam pocket, (a cavity in the wall of the crawl space designed to help support the structural load of the main beam). We then helped the homeowner fix their sagging floor issue by utilizing a SmartJack crawl space post to help lift the main beam back into the cavity, and stabilize it for good. The homeowner was very appreciative of our knowledge, and of our crews handiness. These homeowners know understand how important it is to properly seal the southwest side of their home and to give their crawl space routine check ups. Otherwise, they could be in need of costly repairs due to negligence.
This home was showing signs of sagging floors caused by weakened floor joists in the crawl space. To stabilize the structure, our team installed a new steel main beam to provide strong, lasting support. We then set up SmartJacks to lift and level the floors. Each SmartJack required digging a four-foot hole beneath the crawl space, filling it with limestone for a solid base, and then positioning the jacks to properly support the new beam. Once installed, the SmartJacks gradually lifted the sagging areas and reinforced the floors, restoring stability and making the home safer and more comfortable for the homeowner.
