Helping a Troubled Homeowner Assess their Waterproofing System in Lexington, KY
Challenge
This homeowner in Lexington, Kentucky originally reached out to us to evaluate a leaky foundation. They had recently signed a contract with another waterproofing company for a full basement system, but something didn't sit right about the recommendation or the overall experience.
They shared that they felt like their concerns weren't truly being listened to and that they were being pushed toward a one-size-fits-all solution. With only a short three day window to cancel their existing contract, they wanted a second opinion.
We made it a priority to get out to the home the very next day.
Solution
During our inspection, we found that moisture was not widespread throughout the basement as previously suggested. Instead, it was isolated to a single area in the front alcove where their existing sump pump was located. Our Representative also noted that there were signs that the sump pump became overwhelmed at times. By talking with the homeowner and looking in the front alcove, we hypothesized that when it rained heavily, the sump pit would sometimes flood the small room. The issue was not necessarily their exterior drainage system, but probably just their outdated sump pump and their current discharge line configuration.
Rather than recommending a full perimeter system, we proposed a more targeted solution. Our plan was to replace the existing sump pump, moisture proof the front alcove area, and replace their existing discharge line.
This approach immediately resonated with the homeowner. It directly addressed their concerns and gave them confidence that they were finally being heard. They moved forward by canceling their previous contract and partnering with us on a more focused and cost-effective solution.
We were also upfront about expectations. While this targeted repair has a strong likelihood of protecting the basement long-term, we made sure the homeowner understood that there is always a good possibility that their exterior drainage system could clog, which could result in moisture to show up in other areas of the basement. The homeowner understood this, and they said they would give us a call down the road if they ever wanted us to replace their exterior drains with our interior drainage system for a permanently dry solution backed by our lifetime warranty.
