Challenge
This home was facing three interconnected problems that needed to be addressed together. The foundation was settling, the crawl space was deteriorating from moisture damage, and the porch slab was sinking. Based on our recommendations, the homeowners chose to tackle all three issues at once.
Solution
We started by addressing the settlement issue on the right side of the home. This area was sinking, so we installed six piers by digging trenches along the exterior down to the footers. Once the piers were anchored deep into the ground, we used hydraulic equipment to carefully lift the footers back to their original position, stabilizing the foundation.
Next, we focused on the crawl space. We began by removing all debris and damaged fiberglass insulation. Then we installed CleanSpace across the floor and up the walls, making sure to wrap the piers as well. CleanSpace effectively blocks moisture from entering the crawl space thanks to its strong, durable design. Because there were no groundwater leaks in this space, a full waterproofing system was not necessary. To manage humidity, we installed a SaniDry Sedona dehumidifier, capable of removing up to 80 liters of water from the air in a single day. We also added vent and door covers, along with an EverLast access well. With the crawl space fully encapsulated, the original vents no longer need to remain open.
Finally, we addressed the sinking front porch slab, which was affected by the same type of soil as the area that received the piering system. Using PolyLevel, we carefully drilled small injection points across the porch and injected lightweight, durable foam. The foam lifts the slab back to its original position and prevents future sinking, providing a stable and long-lasting solution.
