What Moisture can do to Wooden Framing in a Crawl Space - Richmond, KY
Challenge
The owners of this home noticed a musty smell on the first floor above their home. They didn't realize that the smell was coming from their crawl space until they decided to inspect it. Upon entering, they noticed their crawl space was in a really bad condition. They realized they needed it fixed to stop further damages, so they gave us a call to do a complete crawl space makeover.
Solution
We started by removing all mold using an Anabec cleanser to ensure the crawl space was clean and safe. Since this home was prone to pooling water under the crawl space, our next step was to install a full waterproofing system. We dug trenches along the perimeter of the crawl space and placed perforated pipes in them. The pipes were backfilled with gravel to filter debris and channel groundwater to a SmartSump sump pump installed in the lowest part of the crawl space.
Once the waterproofing was in place, we replaced all wooden components that could no longer provide proper structural support. This included rim joists, band boards, sill plates, and sections of the main beam. After restoring the structure, we began the encapsulation process. First, we laid down dimpled drainage matting across the floor. The dimples create channels that allow water to flow toward the sump pump and also provide a cushioned surface, making the space more comfortable to access.
Next, we installed the CleanSpace vapor barrier over the drainage matting. The liner seals out moisture, keeps the crawl space clean, and protects against pests. We carefully sealed the liner along the walls using buttons and tape to maintain a continuous moisture barrier.
To control humidity, we installed a SaniDry Sedona dehumidifier near the sump pump. This unit can remove up to 99 liters of water from the air per day and runs automatically whenever the pump activates.
For insulation, we removed all old, moisture-damaged fiberglass from the ceiling and installed SilverGlo panels along the walls. These panels cannot rot or grow mold and provide highly efficient insulation.
We completed the system by installing a discharge line for the sump pump. The line runs safely away from the home and includes a hidden LawnScape outlet for aesthetic appeal. An IceGuard discharge spout was added to ensure water can flow even if the underground line freezes during winter. Finally, we sealed all crawl space vents and installed an EverLast crawl space door, providing a fully enclosed and protected space.
The homeowners immediately noticed the musty smell was gone and now have a dry, safe, and long-lasting crawl space. They can rest easy knowing the area under their home is fully protected from moisture, pests, and structural damage.
